Bengaluru has secured the 4th spot among 46 global cities for the highest price appreciation in prime residential properties according to real estate consultancy Knight Frank. Mumbai ranked 6th while Delhi stood at 15th on the list.
Which City Tops Prime Global Cities Index?
Knight Frank’s Prime Global Cities Index (PGCI) Q2 2025 report covering the April–June period placed Seoul at the top recording an impressive 25.2% annual growth in prime housing prices.
Tokyo is at second position with 16.3 per cent appreciation and Dubai ranks third clocking 15.8 per cent annual appreciation. In India Bengaluru witnessed a 10.2 per cent increase in prices of prime housing properties Mumbai (8.7 per cent) and Delhi (3.9 per cent).
The consultant mentioned that the average global prime residential prices rose by 2.3 per cent in the 12 months to June 2025.
Despite a global cooling in prime residential price growth - averaging 2.3 per cent annually compared to 3.5 per cent in Q1 2025-Indian cities remain resilient reflecting strong demand limited prime supply and sustained wealth creation in urban centres the consultant said.

Apple Prefers Bangalore For Office
Apple India the maker of iPhones has signed a 10-year lease for about 2.7 lakh sq. ft. of office space in Bengaluru with a starting monthly rent of Rs 6.3 crore data from real estate analytics firm Propstack shows.
The iPhone maker is estimated to pay more than Rs 1000 crore in rent car park and maintenance charge over a period of 10 years as per Propstack which has reviewed the registration document of this leasing transaction.Apple didn’t comment on an email query.
The lease has been signed for a period of 120 months or 10 years with effect from April 3 2025.The fresh investment from Apple comes despite US President Donald Trump openly calling out the company for expanding operations in India.

The starting rent of the premise is Rs 235 per square feet per month and made a deposit of Rs 31.57 crore. The rent will escalate 4.5 per cent every year thereby leading to total payment of over Rs 1000 crore. Apple has several engineering teams spread across Bangalore and Hyderabad.
