Telangana to unlock more land auction after ₹3,135-crore Raidurg record

Following a record-breaking land sale, Telangana is auctioning another prime parcel in Hyderabad's Knowledge City for an estimated Rs 200 crore. This move signals the state's strategy to monetize high-value urban land amid strong investor demand in the city's western corridor, known for its IT and financial ecosystem.

After netting a record Rs 3135 crore from its recent Raidurg land sale, the Telangana government has moved swiftly to put another prime parcel on the block. The fresh auction for space in Hyderabad’s Knowledge City Layout signals the state’s continued push to monetise high-value urban land amid surging investor demand in the city’s western corridor.

The upcoming auction to fetch Rs 200 cr, scheduled for November 10, 2025, will offer around 4,718 square yards of multi-use land located in Survey No. 83/1 at Raidurg Panmaktha in Serilingampally mandal, Ranga Reddy district. The plot carries an upset reserve price of ₹3.10 lakh per square yard, and the e-auction will be held online between 3 PM and 6 PM. A pre-bid meeting will be conducted on October 22 at T-Hub in Raidurg, with registration and EMD submissions closing on November 4.

The land, situated within Hyderabad’s Knowledge City micro market, lies adjacent to major corporate campuses of Amazon, Microsoft, and Google, and is surrounded by Grade-A commercial and residential developments. Over the past decade, this corridor has evolved into the nucleus of Hyderabad’s innovation, IT, and financial ecosystem, attracting sustained interest from both domestic developers and global institutional investors.

The Telangana Industrial Infrastructure Corporation (TGIIC), which has been leading the state’s land monetisation efforts, said the parcel is being offered on an “as-is-where-is” basis, zoned for multi-use development. The auction process will be conducted through MSTC. Officials said the initiative aligns with the government’s broader strategy to unlock value from prime urban land while maintaining transparency and investor confidence.

The announcement follows Telangana’s record-setting land auction at Raidurg last month, where two government-owned parcels fetched ₹3,135 crore. According to reports, a 7.67-acre plot sold for ₹1,358 crore, or roughly ₹177 crore per acre, while an 11-acre plot fetched ₹1,556.5 crore, translating to ₹141.5 crore per acre. These transactions marked one of the highest land realizations ever recorded in India, placing Hyderabad’s western corridor among the costliest commercial zones in the country.

The auction’s success has set new benchmarks for land pricing, placing Raidurg and its adjoining Knowledge City on par with Bandra-Kurla Complex in Mumbai and Cyber City in Gurugram. Officials said the results reaffirm Hyderabad’s growing stature as a preferred investment destination, driven by infrastructure readiness, policy stability, and sustained demand from multinational companies expanding their India operations.

Market analysts believe that the new auction reflects Telangana’s confidence in maintaining investor momentum.

“Telangana has demonstrated that transparent land auctions can attract global-level valuations,” said a senior real estate consultant. “The strong response to the recent Raidurg auction underscores Hyderabad’s emergence as a mature, globally competitive property market.”

The government’s monetisation drive is also expected to provide a significant fiscal boost, allowing the state to reinvest proceeds into infrastructure and industrial expansion. Industry experts said that such initiatives could further accelerate high-density, mixed-use, and commercial developments along the Knowledge City–Financial District–Gachibowli belt, reinforcing Hyderabad’s reputation as one of India’s most dynamic real estate markets.

As the November auction approaches, developers and institutional investors are expected to closely track bidding trends. With commercial leasing in Hyderabad at record highs and strong demand from global capability centres, the Knowledge City auction could once again set new benchmarks for urban land valuation in India’s fastest-growing business corridor.
