Residential property, whether it's a house or flat, has shown steady growth over the long term. In a Money Control report, Rahil Reddy, Director of Fortune Primero, stated that in the last 10 years, home prices in many areas in major cities have increased by more than 100%. Residential properties in major cities have delivered returns that outpace inflation, and buyer demand remains consistent.

The luxury segment has also seen a different trend. According to Darshini Thanawala, Vice President of The Chapter, in high-demand micromarkets like Goa, branded and designer luxury homes have outperformed the general market. Limited supply and lifestyle value support these. This means that premium home prices in specific locations may rise sharply.

On the other hand, the performance of land depends entirely on location. Samujjwal, CEO of The House of Abhinandan Lodha, said that land prices have seen a sharp rise in cities like Ayodhya and Vrindavan following major infrastructure and religious projects. He believes that land in the right location and with clear titles can yield strong returns in the long term.

Which is easier to sell?
If we talk about liquidity, i.e., quick sale, houses or flats generally sell quickly. The reason is clear: there are more buyers and bank loans are available. Residential properties have a larger buyer base, making resale relatively easier.

The situation may be slightly different with land. Buyers are limited, and the paperwork process can be lengthy. However, Samujjwal Ghosh points out that trust and liquidity have improved now due to clear titles and infrastructure in branded and digital platform-based projects.

What are the impacts of taxes and regulations?
Long-term capital gains tax applies to both land and homes. However, residential property financing and paperwork are more streamlined. The implementation of the Real Estate Regulatory Authority (RERA) has increased transparency in home buying, boosting investor confidence. When purchasing land, be sure to review zoning regulations, title clearance, and plans. Acquiring land without due diligence can be risky.

Risk and Regular Income
The biggest advantage of a house or flat is its ability to generate rent, providing you with a regular income. However, factors like maintenance, society charges, and wear and tear on the building over time must also be considered. Land doesn't provide a regular income, but if development occurs nearby, its value can increase rapidly. Darshini Thanawala believes that properties in micromarkets with good community planning and strong demand retain their value for a long time.

What is the right strategy?
Experts recommend balancing your portfolio if possible. Invest a portion in residential property, which can generate stable returns and rentals, and a portion in carefully selected land, which can yield significant long-term returns. Ultimately, the decision depends on your goals, budget, and patience.
