Noida International Airport
New Delhi, Greater Noida's housing market is likely to witness higher demand and supply of residential properties on improved economic activities with the upcoming new Noida International Airport in the national capital region, according to Knight Frank.
On Friday, real estate consultant Knight Frank released a report, 'The Jewar Turning Point'.
"The operation of Jewar airport will increase developer confidence, which will usher in more residential supply in the micro markets of Greater Noida," it added.
On Saturday, the Prime Minister will inaugurate the newly constructed Noida International Airport, envisioned as a major international gateway for the National Capital Region.
The annual residential launches in Greater Noida have increased from 4,415 units in 2021 to 14,000 units in 2025, while the annual sales have expanded from 10,685 units in 2021 to 12,903 units in 2025.
The foundation stone of the airport was laid in November 2021.
"The upcoming Noida International Airport is set to play a pivotal role in reshaping NCR's aviation and urban landscape. As the region transitions towards two major airports, it will unlock and channelise new economic growth corridors," Shishir Baijal, International Partner, Chairman & MD, Knight Frank India, said.
Rajeev Vijay, Executive Director -- Government & Infrastructure Advisory, Knight Frank India, said, the commencement of the airport is expected to act as a strong catalyst for residential real estate development, especially in the immediate catchment of Greater Noida and the Yamuna Expressway.
Greater Noida accounted for 28 per cent of the total launches of new homes across Delhi-NCR during 2025. The share of the city in total sales in Delhi-NCR was 25 per cent.
Jaypee Infratech Ltd Executive Director Jash Panchamia said, "The long-awaited Jewar Airport is now set to become operational, ushering in a new phase of growth for the entire region. Its launch is expected to open a fresh chapter in the development journey of Noida, Greater Noida, and the Yamuna Expressway belt."
The region has already delivered healthy returns to early investors in nearby areas, he said.
"However, we believe the real growth story is still unfolding. As airport-led activity gathers pace and more industries, offices, and businesses begin operations, demand for residential, commercial, and mixed-use developments is expected to rise significantly," Panchamia said.
Pyush Lohia, MD of Lohia Worldspace, said demand across residential as well as commercial spaces in this region would rise as economic activity picks up and employment opportunities increase.
