There is good news for those living in cities—specifically those who have spent years in rented accommodation and dream of building their own homes. Preparations are underway to implement the Central Government's ambitious scheme, Pradhan Mantri Awas Yojana 2.0 (PMAY). Under this scheme, the government has made provisions to offer greater financial incentives to the urban poor and middle-class families for building their own homes, purchasing new ones, or renting accommodation. The government is formulating a plan worth ₹10 lakh crore for this initiative.
A massive investment plan of ₹10 lakh crore has been prepared under PM Awas Yojana 2.0. Its objective is to provide the benefit of a *pucca* (permanent) house to 1 crore urban families.
**How can one avail the benefits?**
The scheme is being implemented across four categories so that individuals can receive benefits tailored to their specific needs. Provisions include financial assistance for building a house on one's own land, affordable housing developed in collaboration with agencies, low-rent housing, and interest subsidies on loans.
**₹1.5 lakh for house construction:** For those who own land but lack the funds to build a house, the government will provide financial assistance to construct a permanent home on that land. Eligible beneficiaries will receive ₹1.5 lakh for this purpose.
**₹1.5 lakh assistance for EWS:** For those who do not own land, the government will facilitate the construction of affordable housing in partnership with private or public agencies. Financial assistance of ₹1.5 lakh per EWS (Economically Weaker Section) household will be provided.
**Low-rent housing:** This component of the scheme targets migrant workers who have come to cities for employment and often struggle to afford rent. The government will construct housing units available at very low rental rates for them.
**Loan subsidy:** The government will also provide interest subsidies on loans. Under this provision, an annual interest subsidy of 4% will be available on a loan of ₹8 lakh. For instance, if you take a loan of ₹8 lakh at an interest rate of 9%, the government will cover 4% of that interest through the subsidy. In other words, you will be able to get a loan at an interest rate of 5 percent.
Who will benefit?
This scheme is intended for economically weaker families with an annual income of ₹3 lakh. Additionally, no family member should own a permanent house anywhere in the country. If you have already constructed a permanent house under the Pradhan Mantri Awas Yojana, you will not be eligible for this scheme; the applicant and their family members must not own a permanent house.
