The LDA board has granted the long-pending request to turn leasehold properties in the Transport Nagar development into freehold. As long as there are no disputes and the plots are being utilized for the approved land use, over 2,000 plots will now be granted freehold status.

According to Additional Secretary Gyanendra Verma, the owner of a piece of property intended for a warehouse that has been converted into a hotel must pay the difference in land use taxes in order to be granted freehold status. Enforcement action will follow noncompliance.

In the meanwhile, more than 60 households would get accommodation under the Pradhan Mantri Awas Vasant Kunj Scheme in Sector I for slum dwellers who were relocated from LDA land in Sector L, Aliganj Scheme, next to Mama Chauraha in Shekhpur village.

The Sushant Golf City Hi-Tech project by Ansal API was another topic of discussion for the LDA board. Concerns about Ansal’s insolvency, the sale of mortgaged LDA land, the FIR against the firm, and the NCLT and NCLAT legal struggle were all discussed by the board. Ansal owes LDA almost Rs 400 crore, according to officials, and prompt legal action would be taken.

In addition, there are presently more than 4,000 people living in residential and commercial buildings controlled by the LDA across the city. Many of the original tenants have bequeathed these properties to their heirs or transferred them via unofficial arrangements. In order to gather complaints and avoid future conflicts, LDA will print advertising prior to granting freehold status to such inhabitants. Payments must be made by occupants in accordance with the guidelines.

The authority will use commission-based agents who are registered with the Real Estate Regulatory Authority (RERA) in order to solve the problem of unsold LDA apartments. These skilled representatives will be in charge of selling available apartments on a first-come, first-served basis. Their commission will be between two and two and a half percent. Furthermore, exclusive savings on LDA apartments will remain available.
