Check the title deed

Take care of these documents too

Find out whether the land has been registered or not. Also check the mutation record to see if the plot is registered in the name of the person from whom you are buying it.

Apart from this, also check the encumbrance certificate which is taken from the sub-registrar office. Is there any bank loan left regarding the land. While purchasing a plot, take NOC from Gram Panchayat, Municipal Corporation or Development Authority. If the land is agricultural land and you want to build a house on it, then get a conversion certificate as well.
