Residential plots along roadways 24 meters or wider will be permitted to be used for commercial and other purposes by the Uttar Pradesh government. The goal of the program is to liberate home-based business owners from all types of exploitation. In addition, factories may now be developed along roads that are at least seven meters wide in rural regions, and high-rise structures are also allowed on roads that are 45 meters or broader.
The state intends to update construction codes to encourage the best possible land use in the face of growing population demands. More building may be done in a smaller amount of area according to the new policy, which lowers setback limits while increasing land coverage and Floor Area Ratio (FAR).
The 2008 version of the Building Construction and Development Bylaw has been replaced with a new one created by the government in 2025. The goal of the new bylaw is to provide landowners complete amenities and flexibility when it comes to building on their properties.
The government is requesting public comments and objections prior to the bylaw’s formal implementation. The Chief Town and Village Planner has 15 days to receive written comments from the public. After reviewing the comments, the Housing and Urban Planning Department will submit the plan to the cabinet. Next month, the bylaw is anticipated to take effect after cabinet approval.
