Adani Group company Adani Properties is going to redevelop the 143-acre Motilal Nagar in Goregaon (West), Mumbai. The company will invest about ₹ 1 lakh crore (more than $ 10 billion) in this project. This project will be one of the largest redevelopment projects in the country, considered to be the second largest after Dharavi.
This project will be completed in more than 10 years. This will include redevelopment of more than 21 buildings, around 30 amenities, public infrastructure, MHADA-owned houses, slum rehabilitation and free-sale portions.
This entire project will be done under the leadership of Maharashtra Housing and Area Development Authority (MHADA). This includes Motilal Nagar 1, 2 and 3. This area was built in the 1960s and the plan for its redevelopment was stuck for the last 20 years.
A total of about 28.8 lakh square meters (FSI) will be constructed in this project. Out of this, about 6 lakh square meters will be given for rehabilitation and 4 lakh square meters will be given to MHADA. Adani Properties will get the remaining 18.9 lakh square meter portion.
Under this scheme, 3,702 eligible families will be given new houses of about 1,600 square feet, which is much larger than typical redevelopment projects in Mumbai. Apart from this, 328 shopkeepers will get space of about 987 square feet and about 1,600 slum residents will be given houses of more than 300 square feet.
The entire area will be developed like a modern township, which will have houses, shops and social facilities together. About 15 acres of land will be kept for park and green area. There will also be schools, hospitals, markets and community facilities.
The project will include multi-level parking, sewage treatment plant, rain water harvesting, solar energy and improved fire safety system. Apart from this, the drainage system, roads and water supply will also be improved to overcome the problem of water logging in the area.
