Location is excellent, still do not buy flats in these areas of Noida; Authority warned

Location is the biggest attraction for people buying houses in Delhi-NCR. Buying a flat near metro connectivity, expressways and big residential projects is generally considered a safe investment, but there are some areas in Noida where despite having an excellent location, buying a flat or plot can prove to be a huge loss. Noida Authority has warned people not to invest in unapproved projects in Bhangel, Salarpur, Hajipur and some surrounding areas. The authority says that illegal constructions are taking place here and serious problems related to legal and infrastructure related to these properties may arise in future.

Noida Authority has issued a warning to ban the sale and purchase of plots and flats located in many Khasra numbers of Salarpur, Bhangel and Hajipur villages under Sector-77. According to the authority, buildings are being constructed in these areas on the basis of unapproved maps. In the notice issued on Tuesday evening, Noida Authority Chief Executive Officer Krishna Karunesh said that illegal construction and occupation of Noida Authority land is being done by some people, land mafia and encroachers. This land is located in Salarpur, Bhangel and Hajipur villages and has already been notified, acquired or taken on lease. He said that the authority has been taking action from time to time to demolish and seal such illegal constructions.

How many Khasra numbers are fake?

According to officials, the authority has identified at least 100 Khasra numbers ranging between 700 and 800, on which people have been advised not to invest. Officials said that these are located behind Khasra Number Sector-107. This area is close to many big and legal group housing projects, due to which people wishing to buy property here are more likely to get confused.

The authority has clarified that the Enforcement Directorate (ED) is also investigating the purchase and sale of these lands. This investigation has been started after the order of the Supreme Court. In such a situation, people investing in these properties may have to face legal problems in the future.

Illegal colonies will not get facilities

Noida Authority has clearly stated that basic facilities like electricity, water, sewer, roads and drains will not be provided to illegal colonies and projects built on identified Khasra numbers. The authority says that notices have been issued to encroachers and those carrying out illegal construction. Apart from this, the process of registering an FIR against the concerned people by registering a complaint in the police stations has also been started.

Amidst this action, many local residents have raised questions that if the constructions were illegal then why were they not stopped before they were built. According to Hindustan Times report, Atul Kumar Gupta, president of Noida chapter of Uttar Pradesh Architecture Association, said that a large number of unauthorized societies have been formed in urban villages of Noida like Bhangel, Salarpur, Barola, Atta, Nithari, Chhajarsi, Khoda, Mamura, Chhalera and Barola. If any major accident like fire happens here, the fire tender will not be able to reach inside. He said that such projects built without planning and safety standards can become a big threat to people's safety in future.

Overall, if you want to build your dream home in Noida, then you have to obey the authority's instructions. Before investing in any property, you must check its land records, Khasra number, approved map and status of approval from the concerned authority. Investing only after seeing good location or low price can later lead to huge financial losses and legal disputes.
