Bollywood star Shahrukh Khans 200 crore house Mannat located in Mumbai is going to be renovated. It is being told that while the work is going on in the house the whole family will stay in a rented apartment nearby. This work will take about 2 years. SRKs bungalow located in front of the sea is spread over 27000 square feet. Ever since this news has come out many questions are being raised as to why such a luxurious house needed renovation and why permission had to be taken from the Maharashtra Coastal Zone Management Authority. According to the media reports this property built in the year 1914 is a Grade 2-B heritage structure on the Bandstand in Bandra Mumbai. Shahrukh Khan has sought approval from the Maharashtra Coastal Zone Management Authority (MCZMA) before carrying out the renovation. Heritage status is given to properties sites and spaces that have cultural historical and architectural significance. In the first list of heritage sites of Greater Mumbai published in 1995 Shah Rukh Khans property was marked as a Grade-3 heritage structure. It was originally called Villa Vienna. What was the reason behind the upgrade? According to the review note on the report submitted to MHCC in 2006 the reason for this was architectural value as a seaside villa and association value with Shah Rukh Khan. It is known that not only Shah Rukh but his fans are also crazy about his house. Believe it or not whoever goes to Mumbai he definitely gets his photo clicked standing in front of Mannat. How are heritage structures divided in Mumbai? Heritage properties are divided into three main categories - Grade 1 2 and 3. Grade 2 has two sub-grades 2A and 2B. The categories are based on both architectural parameters and historical significance. Grade 1 structures are buildings or sites of national or historic importance that also have classical architectural design. As per the rules these structures need to be carefully preserved. Grade 2 structures include buildings and complexes of local and regional importance that have special architectural and cultural qualities. And Grade 3 buildings and sites are important to the city landscape. Shahrukh Khan bought this property in the year 2001. He was not allowed to make any structural changes in it. So he built a 6-storey building behind the original villa (Villa Vienna) and named it Mannat. Why does Shah Rukh need approval for renovation? The property is located on a peninsular strip of land called Lands End at the southernmost tip of Bandra which extends to the Arabian Sea. At the far end of this strip are the ruins of the Bandra Fort at its southernmost tip. Given the proximity of this area to the sea property owners will have to obtain approval from the MCZMA the states nodal agency for regulating development approvals in coastal zones as well as necessary approvals from the municipal corporation and the court. The renovation to be carried out at Shah Rukhs property will include adding two additional floors to the annexe increasing the built-up area by 616.02 sq m. Since the height of the property will increase approval from the MCZMA is required. An official said Any kind of construction or renovation of the property will require prior permission as the height of the property as well as the extension has to remain within certain acceptable limits. Apart from this the renovation work should be done in a sustainable manner. The debris cannot be dumped into the sea. For these reasons prior permission and declaration of MCZMA is required the official said.
