1. Title Deed
The most important document before purchasing the land is Title deed. This document confirms that the seller is a valid owner of that land and has the right to sell it. 2. Khasra and Khatauni (Khasra & Khatauni)
Measles and Khatauni documents prove that the land is arable and what is its limit. From measles number you can know in which area this land is located and in Khatauni it is shown who is the owner of the land. Check these documents to ensure that there is no quarrel or dispute on the land.
3. Revenue Records
Revenue records confirm that there is no tax outstanding on the ground. If there is any outstanding tax on the ground, you may have to pay additional for that land. Check the revenue records to ensure whether the seller has paid all taxes.
4. एनओसी (No Objection Certificate)
If the land comes under government departments or any other institution, you may be required to get NOC. NOC confirms that there is no government ban or objection to the land. Without NOC, you cannot own land. Ensure NOC check and also see if it is valid or not.
5. Land Use Certificate
This certificate suggests for which purpose the land can be used. What is land for agriculture, is residential, or for commercial use? This document is particularly important, because without proper land use certificate, you will not be able to use the land according to your plan. 6. Property Registration Document
The document of registration of the land ensures that the land is legally registered and there is no dispute of any kind. This document shows that the seller has registered the ground correctly and has the right to sell it. There is no disturbance in the registry document, check it properly.
